1. Introduction
Welcome to ClearHold Property Group. These Terms & Conditions govern your use of our services and website. By accessing our services, you agree to be bound by these terms in full.

2. Services
ClearHold Property Group provides property management services, including but not limited to, guaranteed rent schemes for a period of 3 to 5 years. We act as professional tenants, managing the sub-letting and maintenance of the property as agreed in individual management contracts.

3. Landlord Obligations
Landlords are responsible for ensuring properties meet all legal safety standards (Gas Safety, EICR, EPC) before commencement. Major structural repairs, building insurance, and boiler replacements remain the responsibility of the property owner unless otherwise stated in writing.

4. Guaranteed Rent
Our "Guaranteed Rent" service ensures payment regardless of whether the property is occupied, subject to the terms of the specific Lease or Management Agreement signed between ClearHold Property Group and the Landlord.

5. Maintenance
We handle minor internal repairs and general upkeep. Any structural or major works are referred back to the landlord for instruction and payment. Proactive maintenance is our priority to ensure the property remains in peak condition.

6. Termination
The management agreement can be terminated by either party giving written notice as specified in the signed contract. Early termination fees may apply if the agreed term is not completed.

7. Liability
ClearHold Property Group shall not be liable for any indirect or consequential loss arising under or in connection with the management of the property, except where required by law.

8. Governing Law
These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
